What due diligence on a Venezuelan property involves

What is being verified, who verifies it, and why the answer is never a phone call.

Due diligence is a specific piece of work, not a feeling about a seller. On a property purchase it generally covers three questions.

Does the seller own it, and can they sell it? Ownership is established through the registry record and the chain of prior transfers, not through possession or a document the seller shows you.

Is anything attached to it? Mortgages, liens, unpaid taxes, inheritance claims and disputes travel with a property. They need to be found before the transaction, not after.

Is the property what it claims to be? Boundaries, permits and whether what is built matches what is registered.

This work is carried out by a Venezuelan lawyer with access to the relevant registries. It takes time, and a seller who is unwilling to wait for it is telling you something useful.

The honest part

We connect you with people who do this properly. We do not certify title ourselves, and any listing you see on this site is information supplied by a partner rather than a verified legal position. That verification is a separate, paid, professional step, and it is the one you should not skip.
