Buying property

The questions we are asked most often, answered as plainly as we can.

Can a foreigner own property in Venezuela?

Broadly yes. Foreign nationals can and do own property here, and it is not a country where private ownership by non-citizens is closed off. What varies is the paperwork your particular situation needs, which depends on your nationality, your residency status and the type of property. Anyone who answers this question without asking about your case is guessing.

Do I have to be in Venezuela to buy?

Not necessarily. Many steps require a physical signature, and where you cannot be present that is usually handled with a properly drawn power of attorney. The mistake is leaving it until you need it. A power of attorney prepared calmly in advance is a routine document; one prepared in a hurry from another continent is not.

How do I know the seller actually owns it?

Through the registry record and the chain of previous transfers, checked by a Venezuelan lawyer with access to the relevant registries. Not through photographs, not through a document the seller shows you, and not through possession. This is the step that matters most, and everything after it is administrative.

What can be attached to a property without my knowing?

Mortgages, liens, unpaid taxes, inheritance claims and disputes all travel with a property rather than staying with the person who created them. They need to be found before the transaction rather than discovered after it.

How long does a purchase take?

It depends on the property and how clean the title turns out to be, and we would rather give you a real answer for your case than a number that sounds good here. What we can say is that a seller unwilling to wait for a title check is telling you something worth listening to.

Do you sell property yourselves?

No. Listings on this site come from local partners, and we say so on every one. We are not the estate agent, we are not the lawyer on your transaction, and we do not hold your money. We help you understand what you are looking at and connect you with the people who carry it out.
