Question

Can foreigners buy property in Venezuela?

The short answer, and the part of the question that actually matters.

Broadly, yes. Foreign nationals can and do own property in Venezuela. It is not a country where private ownership by non-citizens is closed off.

That is rarely the real question, though. The real questions are the practical ones:

  • What identification and documentation will you need, given your nationality
  • Whether you need to be physically present, and what a power of attorney covers if not
  • How the payment is made and recorded
  • How you verify the seller can actually sell
  • What ongoing obligations come with ownership

None of those have a single universal answer. They depend on your situation, the property and where it is. Anyone who gives you a confident blanket answer without asking about your case is guessing.

What to do next

If you are seriously considering it, the useful next step is a conversation about your specific circumstances, ending with a written list of what you would actually need. That is what the thirty minute consultation produces.
